Interested in Glynmere at Willow Point? Here you'll find the answers to many of your questions about buying a home in Glynmere.
Q. Who is Classic Homes?
A. Classic Homes Inc. is the home building company for the venture
partnership of Russell Lands and Corenerstone-Halter, LLC. The COO,
Cheif Operating Officer, of the company is Rob Carter, who comes to us
from Alfa Builders in Montgomery, AL.
Q. How does "The Choice Is Yours" program work?
A. Glynmere is the first Willow Point Neighborhood to offer a
custom designed portfolio of homes. To give the buyer maximum design and
price flexibility our seven home plans each include optional interior and
exterior designs. This allows you the ability to personally design the
home that best fits your family's needs. Simply select the plan, exterior elevations, interior options and home site, then a Classic Homes
Representative or your Russell Lands agent can quickly price the home and
lot package for you.
Q. Can I change the floor plan options from one home to another?
A. Because of design constraints, commingling of plans will not
work in this program.
Q. Can I finish only the main level of the home?
A. In addition to the main level each purchaser must select an
upper level or terrace level and/or both to complete the design process.
Q. Can I complete all three levels of the home?
A. One of the advantages of "The Choice Is Yours" program
is that each owner can complete all three floors of the home or leave one floor unfinished for future use.
Q. What are the "signature finishes" included in the
home?
A. Your agent or a Classic Homes representative can provide you
with a detailed list of the signature finishes included in the home
pricing.
Q. Can I select my home interior finishes?
A. Yes. Another advantage of the program is each purchaser will be
able to select colors for carpet, hardwood floors, tile, cabinets and
countertops. These design selections will be made within 90 days of the
commencement of your home.
Q. Can I upgrade the finishes of my home?
A. Yes. Another advantage of the program is that each purchaser
will also be given a selection of upgrade choices for the entire list of
signature finishes and/or kitchen appliances. Upgrade options will be
offered at the time you select your finishes.
Q. What about deposits on option upgrades?
A. If you decide to choose an upgrade option, Classic Homes will
price your charges and payment will be required prior to beginning the
upgrade work.
Q. Will every plan fit on every home site in Glynmere?
A. There are only a few situations in which every house plan will not fit on every home site. Your Russell Lands agent or Classic Homes
representative will help you determine if your home plan fits on the home
site you desire.
Q. Can the same floor plan be built next to one another?
A. Yes, but only if a different front elevation is selected for the plan.
Q. Who will choose the exterior colors for my home?
A. The architects that designed the Glynmere homes have also
prepared a color palette for the neighborhood that will allow you the
flexibility to choose colors, provided they are not the same as adjacent
homes.
Q. Can I purchase a home site and delay building a home?
A. Upon execution of your contract Classic Homes will notify you of your home start date. All purchasers must start construction pf their home within 60 days of contract or 14 days from completion of site
improvements.
Q. Can I purchase home site and have someone other than Classic
Homes build my home?
A. Due to very strict architectural controls in this community, all homes must be constructed by Classic Homes.
Q. What are the prices of the home sites?
A. A home site price is included in the quoted price of each home.
Q. Will I have to finance the construction of my home?
A. One of the advantages the Classic Homes program is that you do
not have to finance the construction of your home. After your payment of
10% down, no additional payments are required until closing.
Q. How much is the down payment of my home?
A. Classic Homes only requires a 10% down payment of the "signature
finish" until your home is complete.
Q. Will my home be fully landscaped?
A. A full landscape package is included with the purchase of each
home.
Q. Who pays for the amenities and maintenance of Glynmere?
A. One of the great things about a maintenance-free community is
that all of the maintenance and landscape fees for the residential and
common areas covered by your home Homeowner's Association Fee.
Q. Who will maintain my yard and common areas?
A. Classic Homes is receiving bids from high quality, local
landscaping companies. We will award the work to whichever company is
most competitive and best suited for the job. renewal of the contracts
will be handled by the Glynmere Home Owner's Association Board.
Q. Does this include maintenance of the back and side yards?
A. Yes.
Q. Will I own a boat slip?
A. Our plan is to provide a boat slip for each home. These slips
will be owned by the Glynmere Homeowner's Association, but assigned
individually to each residence.
Q. Does this apply to both the central dock(s) extending from the
amenity area as well as the docks planned for each two of the lakefront
lots.
A. Yes.
Q. Is there a size limitation on the boats at the docks?
A. The slips are designed to accommodate any boat up to a maximum of 28 feet. Any owner desiring a larger boat can make arrangements with any of the marinas conveniently located nearby.
Q. Can I keep my boat at the dock year-round?
A. If lake levels permit, you will be able to store your boat
year-round at your dock. (According to Glynmere Bylaws)
Q. Will there be boatlifts on the docks?
A. To avoid cluttering the docks and impairing the lake view, we
will not allow boatlifts on the boat docks.
Q. Will there be parking for jet skis?
A. Yes. We have provided parking spaces for jet skis.
Q. Will there be guest boat parking?
A. As presently designed, the community boat docks will provide a
limited number of guest boat parking slips.
Q. Will I automatically be a member of the Willow Point Golf &
Country Club?
A. No. Every Glynmere resident will the option to apply for
membership at Willow Point Golf & Country Club. Membership is subject
to board approval and is not guaranteed.
Q. Will the monthly community fee for Glynmere be the only one I
have to pay?
A. No. The HOA fee ($282.00 per month) will include maintenance for
the common community amenities including pool, boat docks, pavilion,
parks, street lighting, road repair, entry features, landscape
maintenance, (both common area and residential), common area insurance
and reserves for future replacement. You will also be responsible for
Bio-Flow sewer fee ($50.73 per month) and a Willow Point garbage fee
($130.00 per year).
Q. Can I rent my home?
A. The Glynmere Bylaws will allow long-term leases for the homes.
Leases may be no shorter than one year.
